Our Full Management Service – 15% inclusive of VAT


Our full management service will include;


  • The property will be placed on our marketing rental list, copies of which are available in our office.
  • We will commence advertising campaigns, including websites such as Zoopla, OnTheMarket.
  • We will automatically arrange for a ‘TO LET’ board to be erected on instruction and to re-advertise the property unless you instruct otherwise.
  • Prospective tenants will be accompanied to view the property by professional and experienced staff.
  • Comprehensive reference checks will be obtained for the prospective tenants and Guarantor if required.
  • A full inventory and schedule of condition will be provided for your property.
  • We will carry out the required gas, electric and water meter readings as well as notifications to the provided suppliers and council tax department at the start and end of each tenancy.
  • A landlord’s gas safety certificate will be obtained and maintained for the property, which is required by law. (The fee for this is payable by the landlord).
  • An EPC (energy performance certificate) will be obtained and made available for the property, which is required by law. (The fee for this is payable by the landlord).
  • A bond will be obtained equivalent to one month’s rental plus £100.00 unless stated otherwise.
  • We will register the tenancy with the Deposit Protection Service within the required 30 days of the tenancy start date and pay the Bond to the DPS Custodial Scheme.
  • Initial set up costs equivalent to two weeks rental plus VAT for the legal documents, tenancy registration with DPS, our advertising, the completion of a comprehensive inventory and a tenancy agreement is payable by the landlord once a tenant is secured.
  • The tenancy agreement will be for a minimum term of six months and will continue on a month to month basis beyond the six-month tenancy unless otherwise instructed.
  • Rent will be collected on a monthly basis and accounted to the landlord by the Bank Automated Clearing System (BACS).
  • The property will be inspected between every twelve and fourteen weeks for the duration of the tenants’ term at the property, with a follow up letter to the landlord.
  • Tenants are responsible for contacting us in the event of any breakdowns or repairs needed at the property, when we will deal with the issue on the landlords’ behalf via approved or preferred tradesmen.
  • When a tenant vacates the property, it will be inspected with our inspection both incorporating and utilising our inventory. If there is damage, breakages or if the property requires cleaning this will be attended to and charges will be deducted from the bond held (fair wear and tear accepted), once agreed by both parties. In instances where both parties do not agree to potential deductions, the amount of the bond in question will be dealt with using the DPS procedure that has to be followed and the ‘undisputed’ amount return to the tenant or sent to the landlord whichever is applicable.

N.B THE FOLLOWING IS THE RESPONCIBILITY OF THE LANDLORD;


  • To be a registered as a landlord with Rent Smart Wales (RSW), as the property to be let is located within Wales. It is also the landlords responsibility to have the property manged under a license, so must ensure the property is correctly linked to the Homehunters license (required as a licensed agent practising within Wales).
  • To have in place adequate landlord building and content insurance (contents insurance when applicable) prior to the start of an initial tenancy, and continuously thereafter for the duration of all tenancies.
  • To ensure that all glazing complies with the Construction Product Regulations 2013, and furniture complies with the Furniture and Furnishings (Fire) (Safety) Regulations 1988.
  • To have gained the required consent from any applicable block or lease management companies prior to the start of an initial tenancy, and that all applicable stipulations relating to the property being tenanted have been brought to Homehunters attention. Other Fees (per property)

Tenancy setting up fees (managed services only) – Equivalent to two weeks rent of one months rent


Tenancy renewal fees - New fixed term renewal £60.00 inclusive of VAT


Gas Certificate - £72.00 inclusive of VAT


EPC (Energy performance certificate) - £84.00 inclusive of VAT


Property withdrawn during tenancy:


Fixed term - equivalent of 120% inclusive of VAT 6 months management fees.


Periodic term - equivalent of 120% inclusive of VAT of 3 months management fees.


Property withdrawn prior to tenancy (following successful referencing) - 60% of one months rent inclusive of VAT

Change of landlord administration fee (during tenancy) - 30% of one months rent inclusive of VAT

Credit card fees (per transaction) - Business credit card - 3%


Our Find a Tenant Only Fee service - 60%of one months rent or £480 whichever is the greater amount.


When given the written permission of the landlord;


  • The property will be placed on our marketing rental list, copies of which are available in our office.

  • Prospective tenants will be accompanied to view the property by professional and experienced staff.
  • Comprehensive reference checks will be obtained for the prospective tenants and Guarantor if required.
  • A bond will be obtained equivalent to one months rental plus £100.00 unless stated otherwise.
  • The first months rent will be collected and paid to the landlord, less our fee for the tenancy Set up and securing a tenant.
  • The tenants will be supplied with the landlords details so that they may contact the landlord in the event of any breakdowns or repairs needed at the property.
  • An EPC (energy performance certificate) will be obtained and made available for the property, required by law (The fee for this is payable by the landlord).
  • The bond will be registered in the Deposit protection Service custodial scheme (DPS), which will be available for transfer upon the landlords request, to the landlords custodial scheme of choice within 30 days of a tenancy start date.

THE FOLLOWING OPTIONS ARE AVAILABLE TO THE LANDLORD;


A full inventory can be taken for the landlords own use at the beginning and end of tenancy, that includes the condition of carpets, decoration, the gardens as well as all contents. For this service, Homehunters will require at least 5 days notice, giving time for the property to be initially attended for the purposes of providing the inventory cost, and for a second visit completing the full inventory schedule for contents and condition;

Routine inspections can be carried out at £36.00 inclusive of VAT visit (we recommend these are carried out on a quarterly basis


Formal notice for vacant possession can be provided for our find A Tenant landlord for £114.00 inclusive of VAT per notice.


N.B. THE FOLLOWING IS THE RESPONSIBILTY OF THE LANDLORD;


  • To arrange transfer of the tenancy deposit within 30 days of the start date with the applicable custodial tenancy deposit protection scheme, and to provide any required prescribed information and certificates to the tenant within the same period.
  • Routine inspections (unless you request our additional routine inspection service).
  • Repairs and breakdowns.
  • Transfer of utilities at the start of each tenancy, and within 21 days.
  • To provide a copy of the landlords gas safety certificate to Homehunters before the start of tenancy. PLEASE NOTE: Homehunters will not complete any new tenancy formalities unless a valid Certificate is in our possession a minimum of 48 hours prior to the arranged tenancy start date.
  • Provision of a full inventory of the condition and contents of the property (unless you request our additional inventory service).
